Why Estato?

The answer is simple: We save you time, money, and hassle. Because we have decades of experience managing properties in the California region, we can offer you the best advice about leasing in our fluid real estate environment. We’ll help you increase your revenue by keeping your property leased and rented at the highest rate for the area. Let us help you keep your costs down with budget-savvy maintenance, too.

Will this cost me more?

It will always cost you less. We can offer you a lower rate than any other property management company. It doesn’t get any better than stellar service at a lower price!

How do you know what to charge for my property?

Like most companies, we look at comparables for similar properties in the area. But because we are a local company, our solid base knowledge of the California area also plays a vital role. We strive to achieve the highest market rent for your property while eliminating down time of vacant units with our fast and proven turnover process and marketing tools.

How do you screen prospective tenants?

At Estato, we believe renting to high-quality tenants saves you trouble and money down the road. That’s why we always run credit and criminal background checks and verify relevant information such as employment history and past rental information at NO COST TO YOU.

Can you help with rental legal documents?

Absolutely. We provide industry-leading leasing documents that will protect you and your investment. Attorneys review our documents annually to make sure they are up to date with federal and state laws and regulations.

  • Can you make repairs to my property?
  • How do you market vacancies?
  • Do you charge a leasing fee for renting a unit at a smaller property with no on-site manager?
  • Will I work with a direct contact who is responsible for managing my property?
Can you make repairs to my property?

Yes. Estato employs reliable, trustworthy, and skilled repairmen to handle routine repairs. We work with our clients to make small repairs before they become big problems. However, if your property needs a major repair or remodel, we have long-term relationships with repair companies that provide us discounted rates. We pass on those considerable cost savings to you.

How do you market vacancies?

Our wide range of aggressive marketing strategies is very effective. Most of our vacancies are filled in less than one week, and that includes the turnover of the unit! Best of all, we pay little or no marketing costs.

Do you charge a leasing fee for renting a unit at a smaller property with no on-site manager?

If you are used to paying a full month’s rent in leasing fees, put your money back in your wallet. Davis Property Management charges a very minimal leasing fee compared to our local competitors, GUARANTEED. Contact us for a free quote.

Will I work with a direct contact who is responsible for managing my property?

One of the most important aspects of property management is being able to contact us and understand the process. Estato’s dedicated, personable staff excels at customer service. You’ll always work directly with our staff. We’re always available to discuss your needs and even provide emergency phone numbers.

How do you handle property maintenance?

Our in-house maintenance department dispatches service vendors for routine maintenance. Maintenance dispatchers are on call during after-hours, weekends and holidays for maintenance emergencies.

How do you screen and select rental applicants?

Tenant applications are processed electronically and include credit, criminal, sex offender and past eviction background searches. Our scoring and tenant recommendation policies are built on industry standards and are followed to ultimately accept or decline prospective tenants.

How will you advertise my property?

We advertise listings aggressively online through our website, local Multiple Listing Service (MLS), and multiple listing-syndication sites that blast your listing across the internet. We also advertise on our exclusive showing appointment website. On the ground, we place For Rent signs at the properties.

What fees will you charge me?

There are no hidden fees or monies due upfront. If your property is rented within 1 – 60 days of listing the rate is 10%, 60 – 120 days the rate is 9%, 121 days or longer the rate is 8%. Discounted monthly rates are offered at the following: (a) Clients with 2 or 3 properties start at a rate of 9% (not 10%) per month which can respectively decrease to 8% per month if the vacancy time exceeds 121 days or longer for a specific property. (b) Clients with 4 properties or more receive a flat rate of 8% per month.

The cost associated with advertising your property is recouped from the Finder’s Fee (also known as a Leasing Fee) which is assessed at the beginning of the lease term and is equal to 50% of one months rent. Additionally, there is a one time $100 set-up charge per property

Do you have a pet or smoking policy for properties that you manage?

It is recommended that a property owner be pet friendly where possible. Our standard pet fee to charge the tenant is $250.00 for up to two (2) pets. $150.00 is non-refundable (our firm uses this money for a pet cleaning, if required) and the remaining $100.00 is refundable to the tenant if pet damages do not exceed the non-refundable portion. Please note that by not accepting or considering pets you may be limiting your rental audience. Dog breeds considered aggressive are restricted. No smoking is allowed at any of our managed properties.
